Public Disclosure of Fiscal Year 2026 Assessed Valuations


The Carlisle Board of Assessors, in its commitment to providing full transparency, would like to announce that residential real estate assessed values for Fiscal Year 2026 (FY26) valuations will be made available for public review beginning on September 12 and ending on September 26. This two-week disclosure period will provide the public with advanced notification of pending assessed valuations and the opportunity to review this information prior to commitment for approval to the Massachusetts Department of Revenue–Division of Local Services.

The Board of Assessors’ primary objective and legal obligation is the full and fair cash valuation of all property to ensure the equitable distribution of the FY26 budget approved at the Town Meeting in May 2025. Assessed valuations are adjusted to meet the Massachusetts Department of Revenue–Division of Local Service’s statistical valuation guidelines that ensure equitable valuations. FY26 valuations, with an effective date of value of January 1, 2025, were adjusted using arms-length real estate sales transactions that occurred during the calendar year 2024. The average assessed valuation for single family homes and condominiums increased by 7.23% and 9.2% respectively from the prior fiscal year. The proposed valuations for Fiscal Year 2026 as well as the valid arms-length transactions will be available for review at the Assessors Department section of the Town of Carlisle website or in person at the Assessors Office. Please note that FY26 Real Estate tax calculation cannot be provided at this time as the tax rate will not be established until after the Tax Classification Hearing.

In accordance with five-year revaluation standard, taxpayers are entitled to an informal hearing to discuss the proposed property value with the Board of Assessors. An informal hearing may be scheduled by the Carlisle Assessors Office, located on the second floor of Town Hall, during normal business hours. A property inspection must be scheduled prior to your scheduled hearing with the Board of Assessors.
